Commercial Cleaning FAQs for Charlotte Businesses

Blue Oak Solutions is a family-owned commercial cleaning company in Charlotte, NC, and these are the questions office managers, property managers, and business owners ask us most. Find straight answers about cost, scheduling, what's included, day porters, post-construction cleanup, and the products and people we send to your building.

Getting Started & Estimates

What types of businesses and facilities do you clean?

We clean many kinds of commercial buildings across the Charlotte area: corporate offices, professional suites, and coworking spaces; medical and dental offices; veterinary clinics and animal hospitals; daycares and schools; churches; gyms and fitness centers; warehouses; showrooms and retail spaces; event venues; apartment clubhouses and common areas; and newly built or renovated spaces. Whatever your building, our commercial cleaning and janitorial services are matched to how the space is actually used.

Which cities and towns do you serve?

Our home base is Charlotte, and we clean for businesses throughout the surrounding region, including Matthews, Mint Hill, Indian Trail, and Pineville to the south and east, Huntersville, Cornelius, Davidson, and Mooresville near Lake Norman, Concord, Kannapolis, and Salisbury to the northeast, Belmont, Gastonia, and Hickory to the west, Greensboro and Winston-Salem in the Piedmont Triad, and Fort Mill and Rock Hill just across the South Carolina line. Our service area page lists every city we cover.

How do I request a free estimate?

Call 980-307-4988, email info@blueoak-solutions.com, or send a request through our contact page. Tell us the type of building, its approximate size, and the kind of cleaning you are looking for. We will set up a free walkthrough at a time that works for you, and after we have seen the space, we will send a written estimate with a clear scope of work.

What happens during the free walkthrough?

We tour your facility with you and look at everything that shapes the cleaning plan: the size and layout, how many restrooms and break rooms need care, the flooring in each area, foot traffic, and trouble spots, such as an entrance that collects red clay from the parking lot. We also ask about your hours, building access, preferred cleaning days, and priorities. It all goes into your written estimate and scope of work, so you know which tasks are included and how often before service begins.

Cost & What Affects It

How much does commercial cleaning cost in Charlotte?

There is no honest one-size price, because two buildings with the same square footage can need very different amounts of work. Your cost depends on the size of the space, how many visits you need each week, how many restrooms, kitchens, and break rooms you have, your floor types, how much foot traffic comes through, specialty areas such as exam rooms, and whether you add services like day porter coverage, floor care, or disinfection. After a free walkthrough, we put the price and the scope in writing. For a closer look at each factor, read our guide to what affects commercial cleaning prices in Charlotte.

Why do cleaning quotes vary so much between companies?

Quotes often differ because companies are not pricing the same work. One bid may assume fewer visits, less time per visit, or a shorter task list, while another includes restroom restocking, high dusting, or periodic floor care. Staffing, supervision, training, and insurance also vary. When you compare proposals, line them up by scope: which areas are cleaned, which tasks happen on each visit, how often, and who checks the work. A detailed written scope is the only fair way to compare.

Do you charge for the walkthrough or the estimate?

No. The walkthrough and the written estimate are free, and there is no obligation to sign up. Your estimate spells out the tasks, areas, and frequency we propose, and you can review it, compare it with other proposals, and ask for changes before you decide.

Scheduling

Do you clean in the evenings and on weekends?

Yes. We are available evenings and weekends, so most businesses can have their cleaning done after staff, patients, or customers have gone home. During the walkthrough we choose your cleaning days and time window together and note building access, such as keys, alarm codes, and off-limits areas. If your hours are unusual, such as a clinic with Saturday appointments or a church with weekend services, we plan around them.

How often should an office be cleaned?

It depends on headcount, visitor traffic, and how the space is used, so treat these as general guidance. Busy offices with shared kitchens and frequent visitors often need cleaning every weeknight. Smaller offices with light traffic often do well with two or three visits a week, and some very small suites choose weekly service. Medical offices, daycares, and gyms usually need cleaning every day they are open. Deeper tasks such as floor care and high dusting are scheduled periodically. We recommend a frequency after the walkthrough, and our office cleaning checklist breaks common tasks into daily, weekly, and monthly lists.

Can you clean during business hours?

Yes. The most common way is day porter service, where a member of our team works on site while your building is open, handling restroom checks, spills, trash runs, and lobby touch-ups. Some clients also schedule daytime cleaning for areas not in use, such as a vacant suite. Most detailed cleaning, like full restroom sanitizing and mopping, is best done after hours so it does not interrupt your team.

What's Included in Commercial Cleaning

What is included in a typical office cleaning visit?

A standard visit usually covers emptying trash and recycling and replacing liners; dusting and wiping desks, counters, ledges, and furniture; disinfecting high-touch points such as door handles, light switches, and elevator buttons; cleaning and restocking restrooms; cleaning the break room; vacuuming carpet and mopping hard floors; and spot-cleaning entry glass. The exact list is written into your scope. Our office cleaning services and broader commercial cleaning services pages break it down area by area.

What does restroom cleaning include?

Restrooms get close attention on every visit. We clean and disinfect toilets, urinals, sinks, faucets, and counters with EPA-registered disinfectants, clean mirrors, wipe partitions and dispensers, empty the trash, and mop the floors. We also restock toilet paper, paper towels, and hand soap; who supplies those items is agreed in your written scope.

Do you clean break rooms and kitchens?

Yes. Break room cleaning typically includes wiping and disinfecting counters, tables, and chairs, cleaning the sink, wiping appliance exteriors and the coffee station, emptying trash and recycling, and mopping the floor. Extra tasks such as cleaning out the refrigerator, cleaning inside the microwave, or loading the dishwasher can be added to your scope.

What floor care do you offer?

Routine floor cleaning is part of every visit: vacuuming carpet and sweeping, dust mopping, and damp mopping hard floors. For periodic work, our commercial floor care service includes VCT stripping and waxing, buffing and burnishing, machine scrubbing of sealed concrete, and hot water carpet extraction. How often your floors need that deeper work depends on foot traffic and floor type, and we can build it into your recurring plan or schedule it as a one-time project.

What is not included in standard cleaning?

Your recurring cleaning covers the tasks listed in your written scope, and anything not listed is not assumed. Periodic and specialty work, such as floor stripping and waxing, carpet extraction, high dusting of vents and fixtures, deep cleaning, electrostatic disinfection, or post-construction cleanup, is usually quoted separately or set up on a rotation. If you want something specific handled, bring it up during the walkthrough. If a request is outside what we offer, we will tell you.

Day Porter Services

What does a day porter do?

A day porter is a member of our team who works on site while your building is open. Typical duties include restroom checks and restocking, cleaning up spills before they become slip hazards, emptying high-use trash bins, resetting conference rooms between meetings, tidying the break room, wiping high-touch surfaces, and keeping the lobby, entrance floors, and glass presentable. The hours and task list are planned around your traffic and written into your scope. Learn more about our day porter services in Charlotte.

Do we need a day porter if we already have nightly cleaning?

Not every building does. A nightly crew resets the building after everyone leaves, but in a busy office, medical building, showroom, or multi-tenant lobby, restrooms can run low on supplies and entrances can look worn by midday. Common signs you could use a day porter: staff or tenants complain about trash and spills between cleanings, restrooms run out of paper before closing, or your front-desk team spends time cleaning. A day porter works alongside your nightly janitorial services, with one written scope that assigns each task, so nothing is duplicated or missed.

Post-Construction Cleaning

What is the difference between a rough clean, a final clean, and a touch-up clean?

A rough clean happens while construction is underway, often after drywall or other major trade work, and removes loose debris, packaging, and heavy dust so the trades can keep working. A final clean happens after the trades finish and before inspection or turnover; it is the detailed, top-to-bottom clean of every surface, fixture, window, and floor. A touch-up clean is a last pass before move-in or opening day to remove dust that settled later and marks left by punch-list work. Our post-construction cleaning can cover one phase or all three, and our contractor's guide to post-construction cleaning phases explains how they fit together.

Do you work with general contractors?

Yes. We work with general contractors, builders, and project managers, and with property owners and tenants who hire us directly for a build-out or renovation. We walk the site with your superintendent or project manager, follow your site rules, and plan each phase around the trades, inspections, and your turnover date, with evening and weekend work available. You receive a written estimate broken out by phase, and a supervisor inspects the finished space against that scope before handover. Blue Oak Solutions is licensed, insured, and bonded.

What should we have ready before a post-construction clean?

A final clean goes best when the trades have finished in the area and most punch-list items are complete. Before our crew starts, it helps to have paint, stain, and floor finishes fully dry; heavy debris, leftover materials, and equipment removed or staged (dumpster service usually stays with the contractor); power, water, and lighting working; and building access arranged. Tell us about any finishes or fixtures with special care instructions, and let us know if people will be using the building while we work.

Medical, Veterinary, Daycare & Specialty Facilities

Do you clean medical and dental offices?

Yes. Medical and dental offices need more than routine office cleaning. We focus on waiting rooms, exam and treatment rooms, restrooms, and staff areas, disinfect high-touch surfaces with EPA-registered disinfectants, and schedule cleaning around patient hours, including evenings and weekends. During the walkthrough we review your layout, patient volume, and the protocols your practice follows, and we write them into your scope. See our medical office cleaning services for more detail.

Do you clean veterinary clinics and animal hospitals?

Yes. Veterinary clinics have busy lobbies, exam rooms that turn over all day, and kennel areas that need steady attention. We clean lobbies, exam rooms, kennel areas, restrooms, and staff spaces and disinfect high-touch surfaces. Because pets and people share the space, we review products and procedures with your team during the walkthrough so they fit your clinic's protocols. Learn more about our animal hospital and veterinary clinic cleaning.

Do you clean daycares, schools, churches, and gyms?

Yes. For daycares and child care centers, we clean classrooms, nap rooms, play areas, and restrooms after the children leave, disinfect high-touch surfaces such as tables and door handles, and use eco-friendly products for everyday cleaning. We also offer school cleaning, church cleaning planned around services and events, and gym cleaning for equipment, locker rooms, and studios. Each plan is based on how and when your building is used.

Products, Safety & Staff

What cleaning products and disinfectants do you use?

For day-to-day cleaning of desks, floors, glass, and common areas, our crews use eco-friendly products. Where germs spread most, such as restrooms, break rooms, door handles, light switches, and shared equipment, we use EPA-registered disinfectants. If your team has sensitivities or your organization prefers certain products, tell us during the walkthrough and we will note it in your scope.

What is electrostatic spraying, and when is it useful?

Electrostatic spraying applies an electrically charged mist of disinfectant that is attracted to surfaces, helping it wrap around and coat objects, including the sides and undersides of items that are hard to reach by hand. It is useful for broad coverage of large or crowded spaces, such as classrooms, gyms, waiting rooms, and open offices, especially during cold and flu season or after an illness has gone around. It is available through our disinfection services and works alongside regular cleaning rather than replacing it.

Who will be cleaning our building, and is Blue Oak Solutions insured?

Every employee we send is trained, uniformed, and background-checked, so your staff can easily recognize our team and you know who is in your building. Blue Oak Solutions is licensed, insured, and bonded. We are a locally owned, family-owned and operated company with more than 10 years of experience serving North Carolina businesses. How do you check the quality of your work?

Quality starts with a clear written scope that lists each area, task, and frequency, so our crew and your team work from the same checklist. Our crews perform quality checks as they work, and supervisors inspect completed work against that scope. If something is missed or your needs change, reach us at 980-307-4988 or info@blueoak-solutions.com and we will adjust the plan with you.

Do you bring your own supplies and equipment?

Yes. Our crews arrive with commercial-grade equipment and professional cleaning products, including eco-friendly options, so you do not need to buy vacuums, mops, or cleaning chemicals. Consumables such as restroom paper products, hand soap, and trash liners are handled as agreed in your written scope.

Contracts & Switching Companies

How do I switch commercial cleaning companies?

Start by reviewing your current agreement for any notice requirements, then schedule a free walkthrough with us before you give notice so a new scope is ready. We use the walkthrough to learn what has not been working and write those items into the new scope. Together we plan the handoff: keys or access cards, alarm codes, supply closet contents, and a start date that fits your notice period. Our guide on how to switch commercial cleaning companies without disruption covers each step.

What does your written scope of work include?

Your written scope spells out the areas we clean, the tasks for each area, and how often each task happens, from nightly items such as trash and restrooms to periodic work such as floor care. It also records your cleaning days and time window, how our crew accesses the building, who supplies consumables, any day porter duties, and your main contact. Because it is in writing, the scope is easy to update when your needs change, such as more staff or different hours.
